Why is Design-Build is a better model for construction than the traditional method of using a seperate designer and builder?

The following illustrates the 4 main obstacles/problems that are overcome by Dynamic Design-Build's unique business model.

Obstacle/Problem #1-Visualizing the project based on a flat (2 dimensional) set of plans.

Traditionally, custom home construction begins when a client takes the family's dream of a new home to an architect or designer. Once the designer's fee is agreed upon (often a percentage of the cost of the project) the clients will then meet several times discussing the vision with the designer until they finally agree upon all of the details. The designer then attempts to capture the vision with a set of plans, usually drawn in a Computer Aided Design or CAD software. These drawings are usually only 2 dimensional, or flat on the page, which can make it difficult for the client to understand completely what the space will "feel" like.

At DDB we utilize the newest computer software to design our client's homes and renovations. This software allows the client to see the project in 3-D prior to construction and actually take a virtual tour of their home, giving them a much better feel of the space. We can even show how lighting and furniture will affect the room!

Obstacle #2- Architects/Designers can be expensive!

There are times when an architect can be an excellent resource for innovative design. In these cases DDB will be glad to work with both the client and the chosen architect to acheive the most favorable results. However, in many residential construction cases, it is not necessary to spend the extra $10,000-$15,000 or more for an architect's services. DDB and our manufacturing partners have all of the technology and expertise needed to design the perfect home for your family!

Obstacle #3- Communicating the vision to the builder so that he can relate it to the parties on the job.

Once the plans are complete, the designer must then try to communicate the client's vision to the builder. Since the builder and the designer are not associated with the same organization, and they may never have worked on a project together, this can prove to be difficult. Additionally the designer may have no practical field knowlege of construction, though he or she may have had many years of schooling and/or design experience, which can lead to expensive alterations to the original plan during the construction phase.

We know from experience how the home will need to be built, so we help tailor the design in a way that works on the project. Even if you have an architect that you would like to work with, DDB can be involved with the design from the very beginning keeping the possibility of miscommunication to a minimum.

Obstacle #4- Understanding the unique Modular or Off-Site construction process.

Combining custom design with traditional craftsmanship is even more critical in the construction of a Custom Built Modular Home.

In most cases, the client will meet with a modular home dealer or his sales representative and try to convey the dream to him.

In reality he is often not personally a licensed builder at all. In many cases they are meeting with a sales representative with very little experience in custom home construction. If by chance he does have experience with construction, he is rarely a custom home designer.

He is often even less familiar with truly custom modular or off-site construction which is unique in it's requirements.

Many builders who advertise modular homes were previously manufactured home dealers that have little experience with on site construction of custom homes. They are often more interested in a fast turn around and very little work in the field.

You can usually recognize a manufactured home dealer by reviewing the detail involved in the pricing of his homes. Often quotes will involve very little detail and broad, ambiguous statements about the foundation, crane cost, delivery, setup and trim out of the home, which can result in the clients misunderstanding what they should expect. They rely upon the manufacturer's specification sheet to provide enough detail to appease uninformed clients.
